Collier County Approves Major Housing Project Near Marco Island, Sparking Hope for Affordable Homes |

A critical vote by the Collier County Planning Commission has paved the way for a massive new housing development near Marco Island.
Commissioners gave their unanimous approval to a growth-management plan amendment, a key step for a project that promises nearly 1,300 new homes.
The development is set to rise on a nearly 230-acre site near the Fiddler’s Creek area.
This decision addresses the pressing need for more housing in the region, particularly affordable options for local families.
It’s a significant moment for workforce housing advocates.
Of the total 1,299 single- and multifamily homes, a crucial portion—260 units—will be designated as affordable housing.
These affordable homes will be built and sold by Habitat for Humanity of Collier County, a major partner in the project.
The plan is a collaboration between Habitat for Humanity and developer David Torres of Greenway Fritchey LLC, who will construct the 1,039 market-rate homes.
Families earning at or below 80% of the county's area median income will be eligible to purchase the Habitat homes, providing a vital path to homeownership.
The project now heads to the Board of County Commissioners for final approval, where a supermajority vote will be required to officially move forward.
County officials highlighted the project's importance, with Planning & Zoning Director Mike Bosi calling the 260 affordable units a “significant contribution” to community needs.
The unanimous support from the planning commission signals strong momentum for the proposal.
The plan represents a density of 5.72 units per acre, which is well below the maximum allowed under the county’s growth management plan when affordable housing is included.
